April Market Brief – NWMAR Highlights

In April 2026, the housing market across Bartow and Gordon counties showed continued inventory growth in both markets, giving buyers more options heading into the late spring season. Sales activity softened compared to last year, while pricing trends varied by county. Bartow County saw a lower median sales price but a higher average sales price, while Gordon County posted year-over-year and month-over-month gains in both median and average pricing. As supply continues to expand, REALTORS® remain well positioned to help buyers and sellers understand shifting conditions across Northwest Metro.

  • Bartow County – April 2026:
    Bartow County recorded 122 single-family home sales in April, down 4.7% from April 2025 and 5.4% from March. Pricing was mixed, with the median sales price at $334,000, down 4.6% year over year and 4.6% month over month, while the average sales price reached $398,500, up 3.4% from last year and 2.7% from March. Inventory continued to build, with 511 active listings, up 20.5% year over year and 10.4% month over month. New listings totaled 248, up 10.7% from last year and 11.2% from March, while months’ supply rose to 4.3.
  • Gordon County – April 2026:
    Gordon County recorded 50 single-family home sales in April, down 9.1% from April 2025 and unchanged from March. Pricing strengthened, with the median sales price rising to $294,000, up 8.9% year over year and 3.2% month over month, while the average sales price reached $340,500, up 20.1% from both last year and March. Inventory also continued to expand, with 225 active listings, up 37.2% year over year and 2.7% month over month. New listings totaled 102, up 37.8% from last year and 5.2% from March, while months’ supply rose to 5.1.
