The August 2025 400N Market Brief shows mixed conditions across the region. Forsyth closed 263 sales, slightly below last year, but prices climbed with the median up 6.0%. Dawson’s sales slowed sharply, though prices trended higher, especially the average up 21.4%. Lumpkin posted stronger sales activity with both median and average prices rising. Inventory levels increased across all three counties, with Forsyth and Dawson showing notable jumps in supply, while Lumpkin saw fewer new listings hit the market.

  • Total sales: 263 (63.3% decrease)
  • Median sales price: $620,000 (6.0% increase)
  • Average sales price: $669,000 (1.3% decrease)
  • Total active listings: 1,306 (57.9% increase)
  • New listings: 511 (15.9% increase)
  • Month’s Supply: 4.9 (55.1% increase)

Dawson County

  • Total sales: 47 (14.5% decrease)
  • Median sales price: $461,500 (0.7% increase)
  • Average sales price:  $660,500 (21.4% increase)
  • Total active listings: 271 (37.6% increase)
  • New listings: 107 (10.3% increase)
  • Month’s Supply: 5.8 (39.0% increase)

Lumpkin County

  • Total sales: 49 (19.5% increase)
  • Median sales price: $380,000 (2.7% increase)
  • Average sales price: $425,500 (11.1% increase)
  • Total active listings: 136 (24.8% increase)
  • New listings: 44 (22.8% decrease)
  • Month’s Supply: 4.0 (14.4% increase)
