Forsyth County closed 269 single-family home sales, up 2.7% year over year, while both median and average prices declined. Dawson County had a standout month, recording 76 sales, a 52% increase from last year. Despite softer pricing, inventory expanded significantly, pushing months’ supply to 4.2.   • Total active listings: 216 (36.7% increase)
  • New listings: 51 (4.1% increase)
  • Month’s Supply: 4.2 (29.1% increase)

Lumpkin County

  • Total sales: 21 (16.0% decrease)
  • Median sales price: $395,000 (1.3% decrease)
  • Average sales price: $465,500 (1.5% decrease)
  • Total active listings: 117 (12.5% increase)
  • New listings: 24 (22.6% decrease)
  • Month’s Supply: 3.7 (18.1% increase)
