Buyer demand saw a noticeable slowdown in February, with closed sales dropping 22.0% year-over-year and 30.4% month-over-month—signaling a clear pullback in activity.
Home prices delivered mixed signals. The median price dipped 3.9% compared to last year but increased 3.6% from January, while the average price remained relatively stable annually despite a month-over-month decline.
At the same time, housing supply continued to grow. Active listings, new listings, and months’ supply all rose both year-over-year and month-over-month—pointing toward a more balanced and less competitive market.
