Inventory is up across Forsyth, Dawson, and Lumpkin counties, giving buyers more options as we head into winter. Forsyth and Dawson both saw an increase in home sales year-over-year, while Lumpkin slowed down. Prices were mixed, with slight dips in Forsyth and Lumpkin, but Dawson posted solid gains. Overall, the market is showing signs of balance, with more choices and steady activity heading into the slower season.

  • Median sales price: $605,000 (1.6% decrease)
  • Average sales price: $671,500 (0.07% decrease)
  • Total active listings: 1,083 (28.6% increase)
  • New listings: 340 (7.3% increase)
  • Month’s Supply: 4.0 (24.6% increase)
Dawson County
  • Total sales: 47 (14.6% increase)
  • Median sales price: $455,000 (6.4% increase)
  • Average sales price: $586,500 (7.7% increase)
  • Total active listings: 253 (45.4% increase)
  • New listings: 72 (30.9% increase)
  • Month’s Supply: 5.2 (39.4% increase)

Lumpkin County

  • Total sales: 23 (30.3% decrease)
  • Median sales price: $351,000 (12.3% decrease)
  • Average sales price: $460,500 (6.4% increase)
  • Total active listings: 162 (47.3% increase)
  • New listings: 48 (41.2% increase)
  • Month’s Supply: 5.0 (54.5% increase)
